Planning Board approves accessory dwelling unit zoning bylaw

TYNGSBOROUGH — Planning Board unanimously recommends accessory dwelling unit bylaw. Chair David E. Robson led the board in a 5-0 vote to recommend the zoning amendment to Town Meeting, with Vice Chair Jeremy Baldwin, Members Kimberly D.
O'Brien, Steven O'Neill, and John Murphy supporting. The new Section 4.5 permits one protected-use ADU per lot in R1, R2, and R3 residential districts, capped at 900 square feet or half the principal dwelling's gross floor area. ADUs must maintain separate entrances, prohibit short-term rental use, and require one off-street parking space unless within half a mile of transit.
The Board also continued two related applications for a seven-lot Otis Woods subdivision at 25 Ingalls Road to April 16.
