Tyngsborough ZBA Hears 40B Pitch for 48-Unit Mixed-Use Project on Middlesex Road

Tyngsborough ZBA receives informal pitch for a 48-unit, 40B mixed-use project at 352 Middlesex Road. Attorney Melissa Robbins of Farrell and Robbins, representing developer Dennis Page, told the board the proposal would add 16 age-restricted rental apartments and 32 townhouse-style homeownership units, all for residents 55 and older, along with ground-floor commercial space on Page's existing office building site. Twenty-three of the units would count toward the town's subsidized housing inventory, adding a buffer above the 10 percent threshold the town currently clears at 10.82 percent, or 500 units.
The development team projects a tax revenue increase of roughly $196,000 annually over the currently developed site. Board members responded positively, with Chair Douglas Latulippe calling the project workable and noting it "spruces up that section of Middlesex." The team plans to visit the Planning Board next and then file with Mass Housing for a project eligibility letter, with a formal 40B application to the ZBA possible by fall 2026.
