Tyngsborough Planning Board Elects Dave Robson Chair, Continues Three Development Cases

TYNGSBOROUGH — June 5, 2025 — Tyngsborough Planning Board elected Dave Robson as its new chair and Jeremy Baldwin as vice chair at its June 5 meeting, capping a reorganization as outgoing Chair Pamela Burman's tenure ended. The board voted unanimously to continue three active applications — the Otis Woods preliminary open space residential subdivision at 25 Ingles Road, a special permit modification at 500 Potash Hill Road, and a minor site plan modification for the 93 Kendall Road business park — all to July 3, citing unresolved stormwater engineering questions including an infiltration basin with uncertain effects on a neighboring pond and a nine-percent access road grade directing sheet flow onto Ingles Road. The board also approved an as-built for 50 Old Tyngsborough Road unanimously and voted to release a $100,000 bond held against Toll Brothers' Sherban Avenue development, pending Town Counsel review, after the affordable housing component received a final certificate of occupancy — though a drafting error in the agenda had listed the bond amount as $50,000. Burman told Toll Brothers' team, which also updated the board on ongoing stormwater remediation at the Sherban Avenue site, that the board had been "promised three times" by the developer's attorney that no water from the development would cross onto town-owned property.
