Tyngsborough Planning Board Approves Yellow House Cannabis Site Plan Modifications

TYNGSBOROUGH — May 15, 2025 — Tyngsborough Planning Board approves Yellow House Cannabis site plan modifications, clears path to occupancy. The board voted unanimously at its May 15 meeting to approve modifications to the site plan for Yellow House Cannabis LLC at 405-409 Middlesex Road, conditioned on sign-off from TEC Engineering that all site work is complete, submission of a final as-built plan, and a conservation agent inspection of a newly installed 215-plant landscaping area along the building's southern perimeter. Attorney Douglas DeShane of Center of Nicholson told the board that granite curbing work would be finished by Friday and planting completed by Tuesday, May 20, with occupancy targeted for Wednesday. The board also continued a preliminary hearing on the proposed seven-lot Otis Woods open-space subdivision at 25 Ingalls Road to June 5, after members including Jeremy Baldwin raised concerns about stormwater concentration flowing onto the proposed Hardy Street roadway and eventually to Ingalls Road once the currently wooded site is developed. A minor field-change request from Mass Crane at 500 Potash Hill Road — driven by underground utility conflicts discovered via ground-penetrating radar — was also continued to June 5, as was a $50,000 Toll Brothers bond release tied to the Sherborn Avenue affordable housing project.
