Planning Board Endorses Norris Road Two-Lot Split, Continues Old Tyng Road As-Built Review
TYNGSBOROUGH — November 21, 2024 — Tyngsborough Planning Board endorses two-lot Norris Road subdivision and presses 147 Frost Road owners on compliance. The board unanimously approved an approval-not-required endorsement for 13 Norris Road, a three-acre parcel to be split into two single-family lots of approximately 66,000 and 65,000 square feet, after the Zoning Board of Appeals had already granted variance relief reducing frontage requirements from 200 feet to 161 and 180 feet respectively; presenter Matt Waterman of Lantech Consultants confirmed both lots are served by town water and sewer. The board also continued an as-built review for 50 Old Tyng Road to December 5, with Chair Ben McCleary declining to have the board's engineer evaluate a same-day response letter in real time: "I'm not going to have an engineer meeting." On 147 Frost Road, members directed staff to summon the property owners to the December 5 meeting, warning that parking lot improvements overdue by roughly two years could trigger a cease-and-desist from the building commissioner if a more reasonable timeline is not presented.
