Planning Board Approves Multigenerational Home Addition on Constantine Drive
TYNGSBOROUGH — August 21, 2025 — Tyngsborough Planning Board approves a multigenerational home addition and hears a paving update on a delayed religious center project. The board voted unanimously Thursday to grant a special permit under section 9.3 of the town's zoning bylaws to Daniel Walkley for a 1,198-square-foot temporary independent living quarters addition at 20 Constantine Drive, Map 15, Parcel 36-0, per plans dated March 19, 2025, allowing his mother-in-law Jerry Walkley to move in following her husband's death in February. The addition falls just below the 1,200-square-foot TILQ maximum and above the newer 900-square-foot accessory dwelling unit threshold that would not require board approval; a separate second-story component must go before the Zoning Board of Appeals in early September. On 147 Frost Road, a project representative reported that U.S. Pavement had begun fine grading the religious center's deteriorated parking lot the day of the meeting, with full completion targeted for the first week of September and an as-built plan due at the board's September 18 meeting. The board closed in executive session on active civil litigation, Ferris et al. v. Tyngsborough Planning Board, docket 24-81-CV-02257, with the chair recusing himself.
